A railway suburb that kept its town centre
Bassendean was settled very early — James Henty and his brothers were granted land here in 1829 — and was called West Guildford until 1922. It became a working railway suburb, and from 1951 the Commonwealth Engineering rolling stock plant employed a large part of it for decades. The housing that came with that is 1920s to 1950s workers’ stock, now steadily gentrifying with townhouse infill.
Three train stations inside one suburb is genuinely unusual, and it has shaped where the new building has gone. That gives us two quite different jobs on the same streets: old cottages with original mortice locks and doors that have moved with eighty years of seasons, and brand-new infill with modern hardware that only needs rekeying when it changes hands. Heritage properties here in particular are a repair-and-match job rather than a rip-out-and-replace one, which suits how we work anyway.
Old Perth Road is the third strand. It is a real strip of independent shops, cafés and hospitality rather than a mall, which means shopfront cylinders, back door deadlocks, roller doors, and the occasional call at the end of trade. Hospitality also means staff turnover, and every departure is a reason to rekey rather than hope.
