A fifteen-year suburb

Carine was established in 1973. The part south of what is now Reid Highway went up in the early 1970s, and residential development ran from 1975 through to the final stages in 1987. That is unusually tight, and it is the single most useful thing to know: the hardware across the whole suburb is the same vintage and is reaching the end of its life at the same time.

With nearly nine homes in ten owner-occupied and only one in ten rented, there is very little tenancy rekeying here. What there is instead is fifty-year-old hardware failing at scale — sticking deadbolts, worn cylinders, screen door locks that have given up — and retiring owners who want a house rekeyed to one key after decades of mismatched locks added one at a time. Multi-generation households are common at 2.8 people per home, which means more key holders than average.

The one exception is the former Carine TAFE site, now the Lake Carine Gardens estate from 2013 onward. That pocket is the opposite: near-new hardware where the questions are about smart and keypad locks rather than repairs.
