Mid-rise, short-stay and salt

Scarborough was reshaped by the 1980s high-rise push — the Observation City tower was built in 1986 ahead of the America’s Cup and is still the skyline landmark. That development was controversial enough that new construction is now limited to eight storeys, so this is a mid-rise suburb rather than a tower one. The foreshore was redeveloped recently, with the ocean pool opening in 2019.

The short-stay market is what makes Scarborough different. A high rental share plus a strong holiday-let presence means a lot of properties change occupants weekly, and that produces a very specific set of failures: batteries that go flat at the worst moment, guests locked out at eleven at night, and codes that were never changed between stays. Keypad locks are the right answer here — a code per guest, changed between stays — and every one we fit keeps a backup way in precisely because nobody local holds a spare.

The coast does the rest. Salt affects far more hardware here than in Cottesloe simply because there is more of it — mid-rise strata means common entry doors and letterbox banks all sitting in salt air, on top of the houses. And the hospitality strip generates late-night car lockouts of its own.

Common questions

Straight answers

Yes. We run a 24 hour emergency service and this is a job we know well. Most digital locks have a backup way in, and we will get them inside and then sort the lock properly.

Yes, and we will show you how to do it yourself, because you will want to do it every changeover rather than call someone.

Hardware with better corrosion resistance, plus a wipe and a lubricant a couple of times a year. We will show you the maintenance rather than just selling you a replacement.

One — Observation City, from 1986. New building is limited to eight storeys, so the rest is mid-rise. That matters: common doors and letterbox banks rather than concierge systems.

No. We do unit doors, letterboxes, storerooms and balcony sliders. Fob and access control systems are strata matters.
