Maylands, Western Australia has the highest rental share of any suburb around Mount Lawley — close to half of all homes — and fewer than a third of its dwellings are separate houses. Two completely different suburbs, one postcode
Maylands grew almost overnight. The population went from under a hundred to over a thousand between 1900 and 1903 once the station opened, and Gold Estates of Australia sold it as a working-class suburb of small timber-and-iron cottages, followed by California bungalows through the twenties and thirties. A good number of those houses are still standing and sit inside one of the City of Bayswater’s three character protection areas, so owners are actively encouraged to keep what is on the front of the house.
Then there is the other Maylands. Since 2000 the area around the station and Eighth Avenue has filled with apartments and townhouses, and today roughly seven in ten dwellings are attached rather than standalone. That means letterbox banks, common entry doors, aluminium sliding patio doors and strata managers rather than owners on the phone.
One more number matters: the average household here is 1.9 people, the smallest of any suburb near us. Plenty of people live alone, which is exactly why Maylands generates more lockouts than its neighbours — there is often nobody else with a spare.

Straight answers
Can a tenant change the locks in Maylands?
Not on their own. In Western Australia the owner or the property manager has to authorise it. Call us anyway and we will tell you what needs to happen, and we can talk to the agent directly if that is easier.
Who can get me into my apartment if I have lost my key?
We can, and we can do it without damaging the door. You will need photo ID and something that shows you live there — we check that on every job, house or flat.
Can you change the lock on my apartment door, or does strata have to?
The door into your own apartment is normally yours. Anything on common property — the building entry, the lobby, the car park — goes through the strata company. We handle the first and tell you honestly when it is the second.
Do you do letterbox locks?
Yes. Letterbox banks in unit blocks are one of the few places we do keyed-alike work, and a single barrel can usually be changed without touching the rest of the bank.
We own a character home here. Do we have to replace the old locks?
Usually not. Most original locks can be re-pinned to a new key, which keeps the front of the house exactly as the character protection area intends and costs less than replacing them.
