A gold-boom suburb that became an apartment suburb
Highgate was cut up in the 1890s gold boom — Mount Heart Estate in 1891, Bulwer Park in 1895, Woodley Park in 1897 — and built out from 1900 once the tram reached Beaufort Street. Art deco followed in the twenties and thirties, medium density and public housing in the seventies to nineties, and since 2000 the apartments that now make up more than half of everything here.
What survives of the first century is worth protecting, and some of it formally is: the St Albans Avenue character retention area, west of Beaufort Street, covers around a dozen properties, many from the 1890 Chatsworth Estate. Those cottages still carry original mortice and rim locks in timber doors, and swapping one for a modern lockset looks wrong and usually is not necessary.
