The converted house problem

West Perth was one of Perth’s most prestigious addresses in the 1890s, and brick terrace and detached housing from around 1900 still survives in pockets. From the 1950s it was redeveloped as an extension of the business district, and a great many of those early houses were converted into offices rather than knocked down. Modern high-density residential was then layered on along Colin, Ord and Outram Streets.

That produces a job you will not meet in a normal suburb: a c.1900 brick residence now operating as a suite of offices, with original timber doors and jambs carrying modern commercial hardware that was retrofitted badly at some point. Closers fitted to doors never designed for them, latches that no longer line up, a deadbolt cut into a door that has since moved. That is repair and adjustment work far more often than it is replacement, and it needs someone who will look at the door rather than just the lock.

Alongside it sits ordinary suite turnover. Consulting rooms and specialist practices change hands frequently, and each change means a rekey. Demand here also runs on a weekday clock rather than a weekend one, which is unusual — most of our suburbs are the other way round.
