West Leederville

Renovated rather than replaced

West Leederville is the earliest area of residential subdivision in the whole Town of Cambridge. Development ran from 1891, most blocks were sold before 1903, and the suburb was well built out with houses before 1925 — small weatherboard cottages alongside more substantial brick Federation bungalows. The Kimberley Street precinct is on the Town’s municipal inventory, and the 1990s Hill of Tara estate is the one clearly modern streetscape.

The important word is renovated. These houses were improved rather than knocked down, which means original timber doors and jambs that have been carrying modern hardware for decades. The single most common complaint we hear here is that the deadbolt no longer throws — and nine times out of ten the door has moved, not the lock. That is an adjustment and a service, not a replacement, and we would rather do the cheap fix that works.

Council policy here also pushes rear laneway access to keep the streetscapes intact, so laneway garages and rear entry doors are unusually common. They are worth including in a rekey; people forget them until they are standing at the back of the house with the wrong key.
