Mount Hawthorn was selected for development in 1887, the Hawthorn Estate was subdivided in 1903, and the primary school opened in 1906. Anzac Cottage on Kalgoorlie Street was built in a single day by volunteers in February 1916 and is still there. The character of the place is documented rather than assumed: the City of Vincent’s character retention area for The Boulevarde and Matlock Street describes modest single-storey 1920s and 30s dwellings with street-facing verandas, pitched roofs, chimneys and consistent front setbacks.
